Considering renting your cottage?

If you have the time to deal with emails, phone calls, screening, rental agreements, money collection, social media, create your website, and list on other listing services...let alone deal with guests and issues that may arise when they are at your cottage, arrange for cleaning and inspection ...  then you could do it yourself.

How does it work?

We will meet with you to compile cottage information, and photograph your property. Then create a listing for your property with quality photos and an availability calendar. It will be professional looking with a great looking mobile site as well. 

You will get access to your own Owners page where you can manage your own calendar (block off time you want to use your property personally, or when you have booked it through other sources yourself)

We will advertise online with multiple listing services as well as market on social media and through local organizations.
Create a "Welcome Information Package" and "Map" for your property, which will help to ensure that all bookings proceed smoothly.
We also create a personalized online guidebook of your property with many local recommendations as well.
I field inquiries, screen potential guests, and book them. We also arrange showings of your rental cottage to prospective vacationers.
The screening process involves checking identity, verifying their age by providing government issued photo id, and look at their social media.
Guests must sign a rental agreement including liability waiver and list all occupants. If you allow pets, they will have to sign a separate Pet Addendum.
Then we will collect payment and damage deposits. 
I do try hard to develop a relationship with guests. In the application process, I will find out what they do, where they are from, what they are planning to do while at your cottage, and what attracted them to your cottage.
They will recieve access to an online guide book personalized for your cottage with lots of local recommendations that are changed seasonally
And will often 'pop-in' to meet them while at your cottage. Personally I love meeting the guests - and they love it which turns them into return guests wink wink
Finally we make arrangements for arrival, and departure, between rental cleanings and inspection.

How much does it cost?

There is an initial set-up fee and commissions the cottage rental bookings we make for you. No fees are charged until you rent your cottage through any inquiries through us

Whereas many of our competitors consider there is only one season for cottage rentals (summer) we know there are many opportunities to market and promote your cottage out of season. Whether it's by promoting interest in activities such as geocaching or fall photography or Christmas or spring migration, there are many opportunities to attract guests outside of the popular summer period. There are a number of offseason conferences and I also market to corporate facilitators too. We use our extensive email list to generate repeat guests too.
